We act as an introducer between you, as the buyer, and the seller.In the same way as an estate agent works in the UK and Ireland.
We are paid by the seller and although unusual in Spain, we do not expect you to pay any part of our fees.
North West Murcia Properties never knowingly provide false information about a property or development.
However, most of our information is provided by the seller or by other third parties.
Therefore, we make no warranty as to the accuracy of the information provided.
We carry out basic legal checks on the properties that we offer for sale.
It is your lawyer’s responsibility to ensure legality for example:
· To make sure the property has good legal title and planning permission.
· Also, that the property is free of debt.
· Additionally, to prepare pre-sales and sales contracts
· Collect deposits
· Prepare for notary
The above is the job of your lawyer, not the role of the estate agent.
Any contract that you make will be between you and the seller.
As the sales agents, we are not a party to that contract and we are not responsible for any breach of contract on the part of the seller.
Any guarantees provided in connection with your property purchase, such as rental income, mortgage availability or completion dates, are, without exception, provided by the seller and not by us and we are not responsible for them.
If any problems arise with your purchase for example:
Difficulties in communication or delay in the delivery of the property
We will act as an intermediary between you and the seller but we cannot be held responsible for those problems.
Likewise, we ensure the lawyers for both parties are working to deadlines.
We will also assist you by liaising, where necessary, with any other parties involved in the purchase.
